Who we are. What we do

Fundscraper is an online platform that facilitates direct investments into real estate projects sponsored by proven real estate developers and owners. Fundscraper offers investors the opportunity to co-invest and fund real estate projects alongside Fundscraper’s investment community.

Fundscraper is registered in Ontario, Alberta, British Columbia, PEI, and Quebec as an Exempt Market Dealer (NRD: #53460) and with the Financial Services Commission of Ontario as a Mortgage Brokerage (FSCO# 12859).

We want to make real estate investing easy and accessible to everyone, allowing individual investors the ability to create wealth through alternative real estate investing. Our online funding platform raises money for commercial and residential real estate issuers and provides origination services for strategic financing partners. We carry out due diligence on great real estate investment opportunities and structure both debt and equity investments tied to these real estate projects.

Our technology uses best-of-practice compliance standards, simplifies the transaction and compliance processes, and we provide data driven insight for investment and lending.

Our team

Luan Ha, MBA


Luan Ha, MBA, has 10+ years of experience in commercial and mixed use real property development. Formerly serving as the AVP, Development at RioCan Management Inc., Luan oversaw a $3 billion commercial mixed use project pipeline that spanned across all of Canada in a variety of real estate asset classes. Luan earned his MBA, Dean’s Honour List, at the prestigious Schulich School of Business here in Toronto.

During his undergraduate studies, he co-founded and co-chaired the Corporate Social Responsibility Society and was elected by his graduating class to win the Initiative Award.

Gregory Colford, JD, CIM

Principal Broker, Executive Vice-President & Chief Compliance Officer

Gregory Colford, JD, CIM, was a senior partner at Heenan Blaikie LLP, once one of Canada’s ten largest law firms. Over his 12 years at Heenan Blaikie LLP, he headed the Toronto Securities Department, the Corporate Services Department, the Precedent Committee, the Legal Opinion Precedent Committee, and was the Toronto representative on the firm’s Stock Trading Committee. Through the course of his practice, he brought many companies to the public capital markets and advised extensively on corporate governance, board integrity, and market compliance.

Gregory was also the co-founder of Carlisle Capital Structures Corporation and helped the company grow to over $1 billion CAD in AUM of mortgage securities on behalf of a top tier Ontario pension fund. His responsibilities at Carlisle were to: (i) implement a robust “best in practise” reporting regime for the benefit of the Fund; (ii) negotiate and finalize all of the transactions; (iii) manage projects in multiple jurisdictions; (iv) coordinate the activities of all external counsel; (v) develop and implement pro-active strategies to manage the impact the financial crisis had in 2008 and 2009; and (vi) manage all legal aspects of restructured mortgage product.

John J. Pizale, BSc., JD

General Counsel

John is a member of the Law Society of Upper Canada. He was the former President of a major Canadian real estate developer and a Managing Partner of a prominent Toronto based law firm. He also formerly served as a Member of the Board of Trustees of a $1 Billion Canadian pension fund and is a former Principal of a leading private media and internet company.

Terence Cheng, BBA

Vice-President, Operations

Terence Cheng, BBA, served as a Development Analyst at RioCan REIT, Canada’s largest real estate investment trust, where he was responsible for creating and executing pro-forma scenarios for a multi-million dollar pipeline of development activity that spanned across the nation, analyzing projects ranging in size from 5,000 sq.ft. to over an aggregate of 1,500,000 sq.ft. Previous to RioCan, he was an Analyst in the Asset Management group at another mid-cap REIT and has over 10 years of real estate investing experience in both the Canadian and Asia Pacific markets.

Terence graduated from the Schulich School of Business with a Bachelor of Business Administration, Hons. specializing in Finance and Real Property. He is also a former, undefeated national champion in competitive Ballroom & Latin American dancing and represented Canada at two World Championships.

Todd Verstraten

Vice-President, Technology & Innovation

Todd is an expert in building software platforms and the teams that build and operate them. He has done this at start-ups and global leaders primarily in the Fintech and Pharma spaces, formerly serving as VP of Technology at Dream (Unlimited, REIT). With more than 2 decades of experience, great software is his passion and hobby. One of Todd’s fin-tech start ups (a global financial database service with major pension plans and Schedule A Banks as clients) raised $15M in a seed stage financing round!

Rokham Fard

Head of Digital Marketing

Rokham (pronounced Ro.Ham) founded, Canada’s largest online real estate brokerage, and helped get it on the list of Profit Magazine’s "Canada’s 50 fastest growing tech startups" in 2016. He has helped raise 10s of millions of dollars and getting the team from the core founders to 150 strong. Rokham holds a bachelor’s degree in Software Engineering from University of Toronto and has professionally worked both at a Chief Marketing Officer (CMO) and a software engineer capacity.

Previously, he was Head of Growth at Planswell where he helped over 100,000 Canadians create financial plans and learn financial literacy. Dave is an educator at heart and enjoys sharing his growth expertise with the startup technology community.

She utilizes a full stack approach beginning with a core focus on small data insights and translating that into executable creative and brand strategies.

John Damianakis currently serves as the Chief Technology Officer of Toys"R"Us Canada and formerly served as the Chief Information Officer of Dream (Unlimited and REIT), and the VP of Business Transformation at RioCan Management Inc.

Andre Kuzmicki

Board Advisor

Andre Kuzmicki is an award-winning real estate professor, a recognized commercial real estate expert, an accomplished investment executive, and an experienced and well-regarded corporate director. He currently serves on the boards of Chartwell Retirement Residences (TSX - CSH.UN), Dorsay Development Corporation, and advises ASSESS + RE, a New York based start-up. Andre was also the recipient of the 2017 NAIOP Lifetime Achievement Award.

Personal Information” is any information that is identifiable with you.  This information may include but is not limited to your name, mailing address, phone number, email address, birthday, age, address, social insurance number, educational and/or employment history, banking information, investment objectives, and investment experience. Personal Information, however, does not include your name, business title or business address and business telephone number in your capacity as an employee of an organization.

          2. We identify the purposes for which we use your Personal Information at the time we collect such information from you and obtain your consent, in any case, prior to such use.  We generally use your Personal Information for the following purposes (the “Purposes”):

            • registering you for a user account for the Site (“user account”) including so that we may verify your identity and your status as an eligible investor pursuant to securities laws;
            • maintaining your user account;
            • providing or performing any services requested by you;
            • providing you with information about Offerings, services or promotions that may be of interest to you if you have specifically requested this information;
            • to process any investments you make;
            • to verify your identity, creditworthiness, and to meet regulatory requirements;
            • to gather your opinion and feedback;
            • in aggregated, non-identifiable form, to better understand how our users use the resources provided on the Site;
            • improving the Site or our services;
            • personalizing any interactive tools to better facilitate your use of the Site;
            • for such other uses of Personal Information for which you provide your consent; and
            • as otherwise permitted or required by law. 

                1. 6. To whom do we provide your Personal Information?

                We identify to whom, and for what purposes, we disclose your Personal Information, at the time we collect such information from you and obtain your consent to such disclosure.  For example, we may disclose/transfer your Personal Information:

            • to our affiliates and related entities, to provide and improve the services offered through the Site and for assisting us with the Purposes;
            • to third party service providers (such as payment processors or auditors) with whom we have a contractual agreements that includes appropriate privacy standards, where such third parties are assisting us with the Purposes: for example, service providers may provide telephone support, or data storage;
            • to Issuers (as defined in the Terms), for the purposes of completing an investment in an Offering; 
            • to such persons for which you provide your consent; and
            • as otherwise permitted or required by law.

                • Generally, we will only make disclosures of Personal Information to such persons for which you provide your consent. Notwithstanding the foregoing, we may also make disclosures of Personal Information to a potential acquiror in connection with a transaction involving the sale of some or all of the business of Fundscraper (in which case the use of your Personal Information by the new entity would continue to be limited by applicable law), or as otherwise permitted or required by law.

                  In addition, we may send Personal Information outside of the country for the purposes set out above, including for process and storage by service providers in connection with such purposes. However, you should note that to the extent that any Personal Information is out of the country, it is subject to the laws of the country in which it is held, and may be subject to disclosure to the governments, courts or law enforcement or regulatory agencies of such other country, pursuant to the laws of such country.

We obtain your consent prior to collecting, and in any case, prior to using or disclosing your Personal Information for any purpose.  You may provide your consent to us either orally, electronically or in writing.  The form of consent that we seek, including whether it is express or implied, will largely depend on the sensitivity of the Personal Information and the reasonable expectations you might have in the circumstances.  Implied consent occurs when we can assume you have given consent by some other action you have taken or decided not to take. For example, if you request specific information about an Offering or otherwise use our services and you provide us with Personal Information, we infer that you consent to us using such Personal Information reasonably to provide this information or provide you with the service.  In limited circumstances, we may rely on a third party to obtain your consent to the sharing of your Personal Information with us.

                    Under Canada’s Anti-Spam Legislation, as a user of the Fundscraper services we have your implied consent to send you electronic messages unless you notify us otherwise. You may do this by using the unsubscribe feature we include in any electronic message we send you or by modifying your user account profile.

                    1. 8. How do we ensure the privacy of your Personal Information when dealing with our affiliates and other third parties?
